Residential building project
The surrounding land is completely compromised except for the existing strips along the northern boundary of the property. The new project involves the demolition of the small existing building, which lacks any valuable features from a typological perspective and is difficult to retrofit for seismic purposes. Its volume, combined with the volume resulting from the purchase of several small plots of land within 600 meters of the project lot, creates a new building with a cubic area appropriate to the size of the lot, both in terms of landscape and integration within the surrounding context. The new building is integrated, with a lower height and camouflaged features that make it an integral part of the terraces themselves. The choice of a flat roof terrace is dictated by the idea of a strip, without obscuring the view of the terraces upstream. The building consists of a warehouse section (a cube) clad in exposed local stone and a residential section clad in plaster/stone and vertically installed wooden planks (a previously authorized design solution). A terrace with a free-standing cantilever roof is identified along the south side (see rendering - design drawings). The proposed building typology, a variation of the authorized version currently under construction, follows the same design choices without altering solutions already consolidated in recent years. Beneath the residential volume, ancillary rooms to the residential building, such as a laundry room, cellars, storage, etc., are identified. A fully underground garage will be built within the existing terrace along the western facade of the new residential development. Please note, and it is evident from the photographic documentation, that the current land is being redeveloped due to construction work, leaving the area completely compromised. A new finishing solution is pending, restoring the existing structure. The load-bearing structures will be reinforced concrete. Exterior flooring will consist of stone slabs and a Levofloor finish for the access ramp to the property and the external maneuvering area. Interior partitions will be made of 8 cm perforated concrete, with internal lime plaster applied with a fine trowelling. All interior spaces will be painted with tempera or washable paints. Exterior window frames will be made of enameled wood or painted metal. The retaining walls will be made of exposed local stone. The building will be equipped with plumbing, electricity, and heating with a gas boiler. The roof will consist of a flat roof with vegetation, connected to the roof above by a small walkway, as it would be at the same level. A small swimming pool is planned at the level of the front of the house, with a maximum depth of 1.50 meters. A utility room for the systems will be located on the terrace adjacent to the access ramp, completely underground and accessible through a small door for maintenance purposes. The paving around the pool will be made of WPC boards. Two small wooden or metal pergolas will be built within the property for shade (climbing plants may be allowed). Drainage water will be channeled into the sewage system. The pool will be an infinity pool. Rainwater will be channeled into a large sump equipped with a lifting pump and conveyed to the existing irrigation tank located upstream of the building (see attached general plan). Sewage will be channeled and connected to the municipal sewer system along the Cornice dei Due Golfi road. Olive trees, six date palms, citrus trees, and native and typical plants of the area will be planted. Part of the protection around the building will consist of a reinforced rosemary hedge. The fence will be made of metal with a simple design and no shading panels. Ground cover plants will be planted to provide the necessary privacy. Drinking water will be guaranteed through the existing connection to the municipal water mains.
