Residential building project

The project involves the construction of a residential volume consisting of an above-ground floor and a basement. The basement will be delimited by the perimeter of the above-ground house and will be accessible via a small ramp for garden maintenance vehicles. Another option is to relocate the swimming pool, which will be located on the east-facing plot (free from vegetation) as a blade of sand-colored water perfectly integrated into the surrounding environment. The existing palm trees will be complemented by the planting of new palm trees and other trees typical of the area. All materials used are typical of the area and its immediate surroundings. The house will be clad in stone, with a green roof that continues the garden of the adjacent terrace. The few external paving stones will be used, reminiscent of the outdoor paving of the nearby Villa Garnier, and a small wooden deck will be placed on the building's green roof. The overhanging parking lot (with a significant impact) and the sidewalk will be removed to maintain the original state of the site, taking into account that the boundary wall with Via dei Colli is protected as a wall of historical importance. This approach is intended to preserve a valuable landscape, especially since the connection to the Beodo is already ensured by the existing upstream passage. Please note that dilapidated structures currently exist on site (see attached photo doc.) and the area is in a serious state of neglect. Furthermore, various design solutions have been approved in past years (see graphic plate no. 13) in which the house and swimming pool have been moved several times. It is therefore believed that this proposed solution does not conflict with the previously issued landscape permits (A.P. no. 89/2017 and A.P. no. 60/2020), but simply proposes a further alternative design solution for environmental redevelopment.
