The project in question involves the construction of a detached single-family building.
The land on which the building will be constructed currently consists of terraced plots characterized by a steep slope of the cultivated surface, with the presence of retaining walls partly made of gravity concrete structures and partly of old dry-stone walls. Some sections of these retaining walls have collapsed due to exceptional weather events and currently present as embankments.
There are no trees of particular importance.
At present, the area is uncultivated.
The proposed building will be constructed on the uppermost terrace of the lot, in a position that allows easier vehicle access, thereby enabling better use of the remaining land for new plantings.
The new construction will consist of a single above-ground floor with a flat roof, partly designed as a garden and partly used for integrated solar collectors.
The site is characterized by a large green area bordering the C3/3 residential expansion zone.
The typology of existing and authorized buildings (C3 residential area), referring to a significant surrounding context, is that of an area with villas and agricultural buildings of medium and large size, where a mixed architectural character prevails (early 20th-century villas, contemporary residential buildings, rural buildings with simple, regular shapes, buildings with irregular developments—spontaneous architecture).
The new building will consist of two volumes of equivalent size: the first designated as an agricultural storage facility, the second for residential use. Two pergola structures will be constructed as unifying elements between the building volumes (see attached drawings).
A basement level will also be constructed, corresponding to the footprint of the above-ground building, where accessory rooms will be located.
The form is simple and regular; the building will be entirely clad in exposed local stone in order to harmonize with the surrounding environment.
The load-bearing structures will be made of reinforced concrete.
External window and door frames will be in painted wood or PVC.
External paving will consist of stone slabs laid in opus incertum and grass-filled interlocking pavers (external parking area).
Internal partitions will be made of 8 cm hollow bricks, with internal lime plaster finished with a fine trowel.
All interior spaces will be painted with tempera or washable paints.
The retaining walls of the land will be made of exposed local stone masonry.
External paving in the parking area will consist of grass-filled interlocking pavers.
The building will be equipped with plumbing and sanitary systems, electrical system, and heating system with a gas boiler.
Potable water will be supplied through the existing connection to the municipal aqueduct.
The impermeable surface area will be less than 25% of the lot.
A small swimming pool will also be constructed, with a reinforced concrete structure and mosaic finish in green tones, so as to blend as much as possible with the lawn (see attached drawings), located in the garden area. Additionally, a small greenhouse made of galvanized steel and glass will be built for domestic flower cultivation.
Blackwater (from the house and pool) will be disposed of through a pipeline connected to the existing sewer line in Via Villa Vera, and from there to the municipal collector located in Via dei Colli.
Stormwater will be collected in a detention tank with gradual release and discharged into the ground through drainage pipes.
The land will be planted with local species (olive trees, broom, mimosa, cypress, palm trees).
